Our company assesses potential investors for lending suitability. This involves reviewing their credit score, conducting background checks, analyzing their tax returns and pay stubs from the last 2 years, and evaluating their past fix and flip experience. Additionally, borrowers sign personal guarantees, and we only lend to those with repayment capacity.

Approval and

Payment

Upon confirming borrower compatibility, we extend a loan of up to 80% of the purchase price and 100% of the rehab expenses. We then help manage the entire lifecycle, ensuring seamless progress in collaboration with the borrower.

Investment

Offerings

It all starts with a quick registration through the Maryland Hard Money Lenders portal to create your unique username and password. Then, explore diverse investment offerings, choose your contribution level, and receive your investor packet which can be signed electronically for your convenience. Once complete, it’s time to submit your contribution.

Investment

Cash-flow

Investors receive monthly payments (10% annualized) through the life of the investment chosen. If the borrower pays back early, investors receive their contributions early and are welcome to re-invest those funds into another investment opportunity! 

Rest

Assured

If a borrower fails to make monthly interest payments or repay the loan by term end, we’ll swiftly initiate property repossession. Our loans are backed by real estate, so foreclosure would involve selling the property to reimburse investors. To date, we’ve never had to foreclose on a property, as all loans have been performing!
